Here at National Clearances we specialise in clearing Probate properties. We provide a guaranteed fixed fee based on an initial assessment carried out via internal inspection. We will provide photographic evidence of the interior condition on a before and after scenario for any property we are asked to clear.
How it Works

The guaranteed quote process is a two-step process. One telephone call to our offices and we will arrange an appointment to collect any property keys or visit you or your agent at the property concerned. Assuming we are collecting keys, we will then visit the required property that requires the full probate clearance and provide photographic evidence to show the extent of any work required. We will provide a written quote (valid for 28 days) and suggested time scale for completion.
If our probate clearance quote is accepted we will revisit the property and begin our clearance. Our Probate Clearance team typically begin work at 7.30am so further arrangements for keys will need to be organised if we have had to return any keys.
If you would like us to attend the property to begin probate clearance immediately, we would suggest that in order to avoid a call out charge for our probate clearance team, you provide us with photographic evidence of the property and all of its rooms. With the evidence of the condition we will be able to provide an approximate idea of our quote within a range i.e £1000-£1500. If we arrive at the property and we feel we are not able to provide the probate clearance within that range we will immediately discuss this with you and provided you supplied photographic evidence that is a true reflection of the job at hand there will be no call out charge. If we feel you were less than candid with your photography we will need to charge for calling out our team.
The flexible approach to our probate clearance service detailed above usually works perfectly well. In 99% percent of cases we will clear the property within the range of our quote.
The Final Result
Once the clearance is complete we will return any property keys, provide final photographic evidence, deliver any pre-arranged chattels of value to an auction house of your choosing and issue our invoice for payment within 30 days.
Reducing the cost of Probate Clearance
Although not definitively, the second hand furniture market is not a lucrative market, therefore in most scenario’s we cannot offset the value of furniture against our clearance fees. However, we are of course open to discuss this if you feel there is sufficient value in any of the chattels. If you have any doubt you could perhaps arrange for one of our probate chattels valuations to be sure. In order to avoid any mistakes we would recommend that any chattels that you feel do have a probate value then they should be removed from the property before any probate clearance takes place.
Hand us the Keys
If for any reason we are unable to collect the keys we will meet you or your agents at the property to begin our work. If you need it cleared that day then we must have photographic evidence showing the condition. Please note we start early, typically if probate clearance needs to be carried out that day it will be our intention to start at 7.30am.
