Energy Performance Certificate
Energy Performance Certificates, also known as EPCs, are certificates that inform about the use of energy and energy costs related to a property. They can also give suggestions about how to improve the property’s energy efficiency.
Anyone wanting to sell or rent a property needs to get the EPC of the property. The EPC is required by law, and the owner can be fined if he does not have it. If you are about to buy a newly built house, do not hesitate to ask for the certificate, since they are also mandatory for new buildings. Even if you are building your own house, you also need it.
The law has some exemptions that do not require an EPC:
- Religious places
- Buildings that won’t be used more than two years
- Some industrial sites, workshops, and other non-residential places
- Some historical buildings which improvement would require damaging their historical value
- Residential buildings that will not be used more than four months per year by definition
